Small Lots Above Sandstone Bluffs

Hydroseeding in Solana Beach is small-scale work with high stakes near the coast. The city covers only about 3.5 square miles, and its western edge is sandstone bluffs. Before incorporation, the county allowed large condominiums to be built right on top of those bluffs, and the city has since dealt with bluffs collapsing onto the beach and damaging the structures above.

Water and the bluffs

Geologists who studied the bluff face from 1947 to 1977 found little change, but that was a period with very few storms. When storms return, water from above and waves from below both work on the sandstone. For bluff-top properties, we grade lawns to drain toward the street, keep irrigation back from the edge and suggest low-water seeded cover instead of thirsty turf near the top.

A water-carved cove

Fletcher Cove itself was cut by water. One man worked for about three months with a fire hose fed from the Lake Hodges Dam spillway to erode the entry and beach. It is a vivid local reminder of what concentrated water does to this ground, and why downspouts and yard drains should never discharge onto a slope.

Mild, damp and dry

Solana Beach averages about 11.39 inches of rain a year, concentrated in winter, with January wettest at 2.5 inches and July driest. April through October each get about 0.81 inches or less. Mean highs run near 70 degrees and lows near 54. That even climate is easy on new grass, and seeding works well from fall through spring with modest summer irrigation.

Built-out neighborhoods

With about 6,500 housing units, nearly all lots are developed, and most jobs are renovation: replacing a worn lawn after a remodel, reseeding after a sewer or drainage repair, or covering soil disturbed by a new retaining wall. Small lots mean we stage carefully and protect hardscape from overspray.

Solana Beach Questions

Is irrigation on a bluff-top lawn a problem?

Too much water near the edge adds to bluff erosion. We keep turf and sprinklers back from the edge and grade water toward the street.

Can you work on a tight lot with no side access?

Hydroseeding hoses can reach far from the truck, which makes it a good fit for small lots that sod pallets cannot easily reach.

Where should our downspouts drain?

Away from any slope, ideally to the street or an approved outlet. We can trench and regrade during the lawn project.

What grows well near the coast here?

Many cool-season blends and coastal ground covers handle the mild, foggy climate. We pick based on sun, salt exposure and how much you want to water.
