Native Cover in a Torrey Pine Town

Hydroseeding in Del Mar fits a city that cares about how its ground looks. When the transit district stabilized the bluff under the coastal rail line, the city asked that the shotcrete wall be covered with natural soil and native plantings, and residents and the Coastal Commission opposed a chain-link fence. That preference for native cover carries into a lot of private yard work too.

Two lagoons and heavy marine layer

Los Penasquitos Lagoon lies at the city's southern edge, and San Dieguito Lagoon and the San Dieguito River lie to the north. Sitting between two lagoons gives Del Mar regular heavy marine layer clouds. Average yearly temperature is about 65 degrees, highs above 85 are occasional and lows below 41 are rare. New seedings dry out slowly here, so watering can be lighter than in inland towns, and fall to spring is a long, comfortable seeding window.

Torrey pines

Del Mar is one of only two places where Torrey pines grow naturally; the other is Santa Rosa Island. The trees are specially protected in the city. On lots with Torrey pines, we keep grading shallow under the canopy, avoid trenching through root zones and use a native or low-water seed mix rather than turf that needs regular watering beneath the trees.

Bluffs and drainage

The rail line runs on bluffs about 40 feet above the beach for 1.7 miles, and erosion wears those bluffs each year; the south beach bluffs are prone to collapse. Homes near the bluffs and canyons need yard drainage that leads water away from slopes. We pair seeding with grading and trenching so irrigation and storm runoff go to the street, not over an edge.

Small city, careful work

Del Mar covers about 1.8 square miles and incorporated in 1959 partly to stop high-rise building along the coast. Lots are compact, so we plan staging, protect hardscape from overspray and keep sediment out of drains with fiber rolls and inlet protection on any project that leaves bare soil.

Del Mar Questions

We have a Torrey pine in the yard. Can we still put in a lawn?

We can seed around it, but we keep grading shallow and turf back from the root zone. Under the canopy, a low-water native mix is usually the better choice.

Can you hydroseed native plants instead of grass?

Yes. Native and coastal seed mixes can be hydroseeded on slopes and open areas, with a mulch layer that holds them until they sprout.

Does the marine layer change how you water a new seeding?

Yes. Cloudy, cool days mean less evaporation, so we set lighter watering than we would for an inland job.

How do you keep runoff away from the bluff?

Grading and drainage trenching send yard and roof water to the street or an approved outlet rather than over the slope.
